First off, it really depends on the property type and location.

Single-family homes in great locations that are priced well have been flying off the shelves. There’s a lot of demand in the market for certain areas, while others don’t have the same demand.

Buyers are often looking for the same thing – good neighborhoods, access to transportation, shopping, good schools, close to work, etc. Properties that deliver all these are definitely a hot commodity. Sellers with a highly desirable property are in control of the market.

Investment properties are in demand. The massive amounts of  cash flooding in to invest in US real estate have impacted the Floresville market in unique ways.  San Antonio is being invaded by investors who have been priced out of other markets.  That demand is affecting all areas even Wilson County as investors are looking for deals.

Overall, those people in a position to pay cash for properties have been picking up the good deals in the marketplace. But that is also driving up prices.

Lots of sellers are trying out speculative prices just to see if anyone bites, but most investors are walking away from deals that don’t pencil out.  An investor has to have the right numbers to buy.  But a regular buyer does not use the same guidelines.  They are buying to live in the home; not make a profit.

Financing can still be a major obstacle for buyers.  Banks are being at the mercy of federal guidelines and in some respects appraisers.  Appraisers can break a sales transaction.  Overall appraisers are ok with their values but due to the high demand appraisals are taking a longer time and banks have to broaden the search for appraisers.  An appraiser that is not familiar with the area they are appraising does no one any good.

Overall the markets remain incredibly polarized – it depends upon sales prices.   There is lack of inventory at the lower prices and a lack of buyers at the higher sales prices but the middle range is brisk and moving fast overall.
